1. Scope
The Urban Group offers two short-term rental apartments in Bari (The Urban Lodge and The Urban Ravanas) operated as non-entrepreneurial touristic rental.
2. Booking and confirmation
- Requests submitted via the website or email are expressions of interest and do not bind The Urban Group until written confirmation.
- A booking is deemed confirmed upon receipt of any requested deposit and the confirmation email.
- Rates shown on the site are in Euro and indicative; the final price is confirmed at booking.
3. Payment
Unless otherwise agreed, a deposit is required upon confirmation and the balance within the timeframe communicated. Payments may be made via bank transfer or through the systems made available by the booking channels used.
4. Cancellation and changes
- Cancellation up to 30 days before arrival: full deposit refund.
- Cancellation between 30 and 7 days before arrival: 50% retention.
- Cancellation within 7 days of arrival or no-show: full retention.
- For bookings made via third-party portals, the portal's conditions apply.
5. Check-in and check-out
- Check-in: 3:00 PM – 8:00 PM. Late check-ins may be arranged in advance.
- Check-out: by 10:00 AM.
- Upon arrival each guest must present a valid ID document, as required by Italian Article 109 TULPS.
- Check-in may be performed via digital check-in systems (e.g. Chekin).
6. Security deposit
A security deposit may be required to cover any damages, refunded within 7 days after check-out subject to verification of the apartment's condition.
7. Guest responsibilities
- The guest is responsible for the proper use of the apartment and its contents.
- Any damage will be charged at repair or replacement value.
- It is not allowed to host more people than declared at booking.
8. House rules
- Quiet hours: 10:00 PM – 8:00 AM out of respect for neighbours.
- Parties and events: not permitted inside the apartments.
- Smoking: not allowed indoors; permitted only in dedicated outdoor areas.
- Pets: not allowed, except by prior written agreement.
9. Force majeure
The Urban Group shall not be liable for non-performance due to force majeure (natural disasters, strikes, measures of the Authorities, pandemics, etc.) making performance impossible.
10. Website liability
Information published on the site is provided for informational purposes. The Urban Group strives to keep it up to date but does not warrant the absence of errors, complete accuracy or uninterrupted availability of the site. Images may slightly differ from the actual condition of the apartments.
11. Third-party links
The site may contain links to third-party websites. The Urban Group is not responsible for the contents, privacy policies or practices of such sites.
12. Governing law and jurisdiction
These terms are governed by Italian law. The Court of Bari has exclusive jurisdiction over any disputes, without prejudice to the mandatory consumer forum where applicable.
